2024 Proposed Master Site Plan Amendment

Application Summary

Proposing to redevelop an aging, 385,000 square-foot office building into up to 750 additional residential units with mixed-use office.

Amendment Benefits

  • Additional residential units with a more complete pedestrian community with a more accessible neighborhood park, open to the public

  • Mixed-use plan with retail, office, and residential

  • A 4.7-acre neighborhood park, built and maintained by the owner but accessible to the public

  • An additional 0.85 acres of park added to the Meadow Park, adjacent to the ARTIC and contiguous with the city’s proposed River Walk

  • Up to 115 new affordable units, totaling 340 for the project (over 15%)

  • No additional traffic impacts

  • City use of OCVIBE venues for up to 5 events a year at cost, with no rental charge (in addition to city use of Honda Center and ARTIC under management agreements)
